PG & Residential Accommodation

Stays are measured in months rather than nights, safety is the actual product, and an empty room is a month of revenue you cannot get back.

The system

How this business actually flows.

A PG is not a hotel with longer stays. The enquiry is a months-long commitment made largely on trust, it usually involves a parent as well as the resident, and it nearly always includes a physical visit. The job of the website is to earn that visit — not to close the booking.

Where customers search and buy

  • Google Maps & Search
  • PG and hostel listing sites
  • Student and workplace communities
  • Resident referrals
  • Instagram & Facebook

What's different here

Why pg & housing cannot be run like anything else.

These are the operational realities that change what the right digital system looks like.

01

An empty room costs a whole month

A hotel can discount tonight and still sell the room. You cannot. A bed that sits empty through an intake window is a month of revenue that does not come back, which makes the speed of your enquiry follow-up worth far more here than the size of your advertising budget.

02

Safety is the product, not a feature

For women’s accommodation especially, the decision is made on whether the place feels secure — entry control, visitor policy, who is on site, how the street looks at night. If that is not visible and specific before the visit, the enquiry does not happen.

03

Two people decide, and they want different things

The resident is choosing where to live. A parent is often approving it and frequently paying. One wants location, room, food and the people; the other wants safety, rules and the person in charge. The same pages have to answer both without either feeling talked past.

04

Nobody rents a room they have not seen

Which means the conversion event is a booked visit, not an online payment. Every measurement, every call to action and every photograph should be judged on whether it produces a visit from someone who is genuinely likely to take the room.

05

Demand arrives in bursts, then goes quiet

Academic intakes and job-joining cycles create short, intense windows, with slower replacement demand in between. Enquiries missed during a burst are not delayed — they are gone until the next one.

06

Rent is recurring, and chasing it is a real job

Unlike a one-off booking, revenue arrives every month from every resident. Tracked in a notebook with reminders sent from memory, that quietly consumes somebody’s week and produces awkward conversations.

Failure modes

How these businesses actually lose money.

Not theory. These are the specific, recurring ways the digital side of this kind of business leaks.

  • Enquiries landing on a personal phone during an intake week and never being followed up
  • No photographs of the actual rooms, so every enquiry becomes a visit that could have been qualified first
  • Nothing on the site that answers a parent’s safety questions specifically
  • No waiting list, so a room sits empty between one resident leaving and the next arriving
  • Rent tracked by hand, with reminders depending on somebody remembering
  • No record of last season’s enquiries who did not take a room but might this time
  • Maintenance complaints in a WhatsApp group with no record of what was fixed or when

Questions

Common questions in this industry.

Most of our enquiries come from listing sites. Do we need our own website?

Listing sites put you in front of people searching, and they charge for it. But almost everyone who finds you there searches your name before visiting, and what they find at that moment decides whether the visit happens. Your own site is also the only place you can answer safety questions properly, show real photographs of the actual rooms, and take an enquiry without paying for it.

What matters most on the site for a women’s PG?

Specific, verifiable answers about safety, and real photographs of the rooms as they actually are. Vague reassurance does not work here — "24/7 security" means little, while naming the entry system, the visitor policy, who is on site overnight and how far the nearest transport is means a great deal. Second to that: making it effortless to arrange a visit, because that is the actual conversion event.

How do we stop losing enquiries during intake season?

Get every enquiry into one place automatically — calls, WhatsApp, the website and listing sites — so nothing depends on one person’s phone or memory during the busiest fortnight of your year. Then set a response-time standard and measure against it. In our experience that changes occupancy more than any additional advertising does.

Can rent collection be automated?

The reminders and the record-keeping can be, which is most of the pain. Who owes what, who has paid, and a reminder that goes out on schedule rather than when someone remembers. The payment itself can be online, though for this category many residents still prefer a bank transfer, and forcing a method rarely helps.
